We get the same handful of skeptical questions on every first call. Here are the answers, before you have to ask.

How do you build a cleaning quote?

Walkthrough first. We measure square footage, count washrooms and kitchens, note specialty surfaces, and ask about your frequency needs. Quote back inside one business day with: scope task list, visit cadence, monthly rate, supplies included or excluded, and proof of insurance. No surprise line items after signing.

Day porter, night crew, or scheduled day cleans — what fits best?

Depends on your operation. Offices and clinics usually do nightly cleans after staff leaves. Retail prefers very early morning before open. Restaurants typically clean on closed days plus daily back-of-house. We will walk you through the trade-offs during the quote.

What about insurance, WCB, and bonding?

Current general liability ($2M+), WorkSafeBC coverage in good standing, and crew bonding are all on file and available for your records before we start. We are happy to be added as additional insured on your policy if your landlord requires it.

Do you supply the chemicals and equipment, or do we?

We supply both as standard. If you have specific chemistry requirements (fragrance-free for daycares, hospital-grade disinfectant for clinics, green-certified for LEED buildings), tell us during the quote and we use yours. Equipment we always supply — vacuums, mops, carts, the works.

Can you cover after-hours emergency cleans?

Yes for existing accounts. Floods, broken glass, biohazard, and similar emergencies are billed at a transparent emergency rate (quoted up front, not after-the-fact). We try to respond within four hours in the Lower Mainland.

What does your quality assurance actually look like?

Two layers. First, the crew lead initials a per-visit checklist that you have access to. Second, a supervisor walkthrough at scheduled intervals (monthly for most accounts, weekly for higher-stakes sites like clinics). Issues found in supervision are fixed before the next billing cycle, not after you call to complain.

We have a current janitorial contract. Can you compare?

Yes. Send us your existing scope document and most recent invoice. We will return a like-for-like comparison: scope coverage, hourly equivalent, monthly delta, and any gaps in your current coverage you may not know about. No obligation.

What about green cleaning and LEED-compliant chemistry?

Available on request. We carry green-certified chemicals (eco-logo, green-seal) and can match LEED building requirements. We will not tell you generic chemicals are green when they are not — if you need certified, we use certified.
